At a A Need to Sell we know that speed can be of the essence. With a deal secured we can stop repossession proceedings within a matter of hours. In many cases missives can be concluded quickly and we can settle in 4 – 6 weeks
Privacy - No one needs to know
We don't put up any signs. Apart from Richard and Brian, our senior partners, and the surveyor no one needs to view the house. Your property is your business.
Guaranteed sale
We haven't found a property yet that we haven't been prepared to make an offer on. Normally we give between 70% – 80% of the market value of your house. You do get less than if you sold on the open market, but that can take a long time and is subject to fees. This way your sale is guaranteed and you don't pay for anything extra – no legal fees, estate agency fees or survey fees.
No additional fees – Rent
If you decide to sell and rent back your home, we will tailor the level of rent to your needs. We'll also give you a 2 year fixed rent schedule in advance. After 2 years, any increase in rent will be calculated according to inflation.
We never charge more than market rent for any property and as long as the terms of the lease are kept, we never evict a tenant. You will dramatically reduce your monthly outgoings. In every case, your rent will be far less than your current mortgage and secured debt repayments.
As your landlord we provide buildings insurance and a gas safety certificate at no charge to you. We also pride ourselves that we allow our tenants freedom in their own homes.
We don't insist on you notifying us if you have domestic pets in your home and you can decorate the house however you like. After all, it's your home and we're hoping you'll stay there for the rest of your days.
