Sell and Rent Back FAQ, Scotland
Sell your house and rent it back, A Need to Sell, the Sell and Rent Back specialists, Scotland
Sometimes selling is a difficult decision. Most of our customers don't want to leave their home, they are just looking for a quick, long-term solution to make things easier.
If you want to release the equity in your home without the huge, family upheaval of actually moving, then selling and renting back is a good option for you.
With A Need to Sell we have a variety of packages to let you sell your house and rent it back in absolute confidentiality. Whether you need the money to pay off loans or to finance some other plan, to sell and rent back is a fast and effective way to resolve your situation.
How much do I get?
We offer 70% – 80% of the market value of your property. This is assessed by a bank-approved surveyor. Although you won't make as much as trying to sell your home on the open market we will move quickly, cover all your costs and guarantee to purchase your home.
What are the costs?
None. We take care of all your sale costs from solicitors' and surveyors' fees to tenancy agreements and buildings insurance. We even have your gas appliances checked and pay for a gas safety certificate. There are no estate agency or marketing fees. Best of all, you get all the money we agree to pay for your home.
How long does it take
Not long! We can stop repossession proceedings in a matter of hours. Missives are often concluded very quickly and normally we pay you within 4 – 6 weeks of our initial agreement
How much rent will you charge me once you're my landlord?
We never charge more than market rent and figures are agreed in writing in advance of the sale. We are committed to telling you the first two years' rent as a monthly figure, and after that we shake hands on a formula for calculating your payments that is based on inflation. It's a completely transparent process.
How do I know you won't hike the rent at the first opportunity?
Everything is in writing, legally binding between solicitors, before you sell so you can see what your rent is going to be and we commit to that.
What kind of landlord are you?
We think we're great! As long as you keep to the terms of your lease and pay your rent we're happy! We don't quibble over domestic pets or redecorating – we think of your home just like you do – as your home.
How can I trust A Need to Sell?
We are a family owned and run business.
We are not property speculators, we are long-term property investors who are committed to building a portfolio and looking after our tenants. We expect to have a long term relationship with all our tenants and we bear that in mind when we do business.
What's in it for you?
Well, we're hoping that you'll be good tenants! We do buy houses more cheaply than market prices but we move very quickly and often buy homes that wouldn't sell easily in the normal run of things.
We're in the business for the long term and we take our personal and professional integrity very seriously.
